The government has given commercial landlords and building owners more time to prepare for future Minimum Energy Efficiency Standards.
That doesn’t mean they should take their foot off the pedal.
At ASH Integrated Services, our view is simple: more time should mean better planning, not delayed action.
The latest government update confirms the direction of travel is still towards stronger energy efficiency standards for larger privately rented non-domestic buildings.
The proposed 2027 EPC C milestone will not be taken forward, but larger buildings are still expected to move towards EPC B from 2031, where cost-effective and subject to legislation.
So yes, there is more breathing space.
But breathing space is only useful if you use it properly!
Waiting Is Not A Strategy
A building is not made efficient by panic-buying a solution at the last minute.
Heating, cooling, ventilation, lighting, electrical capacity, controls, renewables and maintenance all affect how a building performs.
Look at one thing in isolation and you can easily create another problem somewhere else.
That is why we think landlords, occupiers and facilities teams should use this time to understand their buildings properly.
What condition are the systems in?
Where is energy being wasted?
What is due for replacement anyway?
Is the electrical infrastructure ready for future demand?
Could planned maintenance, controls or phased upgrades make a practical difference before a major investment is needed?
These are not glamorous questions, but they are the questions that stop businesses wasting money.
Quick Fixes Can Be Expensive
There is a lot of pressure around greener buildings.
That pressure can lead people towards quick decisions, especially when deadlines start to feel close.
But the wrong green investment can still be the wrong investment.
A heat pump, solar installation, new lighting system or upgraded air conditioning system needs to make sense for the building, the budget and the way the space is actually used.
Otherwise, businesses risk spending money without solving the real problem.
Use The Time Properly
More time on MEES should give landlords and occupiers the chance to plan properly.
It should give people time to get under the skin of their buildings before they start spending money.
For some buildings, the next step may be a major low-carbon upgrade.
Or it may be improving maintenance, reviewing controls, checking electrical capacity, replacing inefficient equipment or creating a phased plan.
The important thing is to start with the building, not the product.
At ASH, we bring mechanical, electrical and in-house fabrication together under one roof, giving clients a single point of contact across planned works, reactive maintenance, renewables and wider building services.
That joined-up view matters because buildings need joined-up thinking.
The businesses that use this extra time well will be in a much stronger position than those that wait until they are forced to act.
